He also furnished most of the house, the second and third bedrooms were not furnished, because that was not really necessary. The very first showday after the staging we got a cash offer of slightly less than asking price, but substantially higher than any previous offer we had. We sold it there and there. So in one week we achieved what we had not managed to do for two months prior to that. We would highly recommend Spacenergy to anyone marketing a vacant dwelling, in our experience it was worth every cent we spent. It was a 1000m2, 5 bedroom house with meticulous finishes and attention to detail. Upon completion, we brought in Willy Wales who proposed the concept of "dressing" the house for show days. Willy & his team did a remarkable job of transforming the house from an empty shell, into a home. Paintings, furniture, beds, curtains, dressing tables, desks and lighting alterations were provided. On show days, their team arrived in the morning with fresh flowers and scented candles, rose petals were strewn across the beds and in the bathtubs and light music was played. The assistance of Willy Wales and his team afforded us the opportunity to achieve our asking price which at that stage was a record for Pam Golding in the area. The first homes staged were in Parkhurst, the 1st home sold for the record price in Parkhurst at the time (3,2 mill) and the second sold for 3 million on the 2nd showday. In our Parktown North development (The Mews 4 units) we staging the show unit, we sold 2 s on the 1st showday, and another on the following Wednesday for the asking price at the time (R.5.o million), a record for the southern side of 7th Avenue. Our last unit in The Mews sold for the asking price after staging on the 3rd showday even though the market has started cooling off dramatically by late 2008. I would recommend home staging as a sales tool, as an empty home just does not have the same marketability.
